CTW 101: Building Relationships is NOT as Obvious as it Seems

It may seem obvious that we should build strong relationships with key players such as brokers and property managers. Seems pretty obvious to me - no need to talk about it.  But is it really that obvious? I've seen other potential buyers tour properties with brokers and although I agree that we should treat it as business and get straight to the point, I believe even more that we should try to learn more about the brokers and their background.  Case in point - I toured 4 properties yesterday with a broker and property manager and I spent ALL day with them. Surely it didn't take all day to tour just 4 properties. That's not how the time was spent.  I learned a ton including: where they were from originally, their marital status, kids, had lunch with them, drove around the whole city in the same car, learned what they like or don't like about the market, the history of some assets, who owns those assets, what they plan on doing (either selling or developing soon), other insider information and so on...  You see, if we JUST go straight to business, I wouldn't have learned about all of the above. It is THAT important.

CTW 099: How Much Skin Should Sponsors Have in a Deal?

As a sponsor what is the minimum amount you should have in a deal? Does it depend on the minimum invest amount set for passives? Does it depend on your financial means?  The short answer to that should be: Sponsors should invest an amount equal to or greater than the minimum amount of a deal. If you're like me and started from the bottom with little to no broker relationships, this is an episode you'll find valuable.  Over the last few deals I've been a part of, I left (and in some cases I added) some brokers to my investor database.  Why would I do such a thing? They aren't looking to be an investor in my deals, are they?  No, not necessarily. The reason for this is because it shows them that I am taking ACTION. And action/ execution is what they like because that is how they get paid.  I've had those brokers reach out to me via email or a phone call because they see that I indeed am still ALIVE first of all and second, they see me as someone who is closing deals.   I don't recommend you do it for all your email blasts, just every few.    Hope you can use this tip in your investing journey.

CTW 089: Should You Invest in Opportunity Zones?

If you haven't heard of Opportunity Zones, you need to read more about them. These are economically distressed areas that our government has designated to promote development or development by providing tax benefits to investors.  Investors that are realizing capital gains from recent sales can take those proceeds and invest them into Opportunity Zone Funds.  If the new Opportunity Zone Fund is held for over 5 years, investors are able to defer 10% of the capital gains.  If held over 7 years but less than 10 years, investors are able to defer 15% of the capital gains.  Better yet, if held over over 10 years, investors are able to be completely exempt from any capital gains taxes.  The downsides you might ask?? There are a few but a couple of them are : You have to identify a qualified fund to invest in.   They will no longer be available after 2026 so you must ask quickly if you want to take advantage of these great tax benefits.  As always, please consult with your CPA and attorney to determine if Opportunity Zones are the correct investment strategy for you.

As an active multifamily investor, one of your goals is to acquire a property off-market. That would mean very few other investors have access to it and obviously that it is not currently being marketed to the masses. This would allow you to have a much higher chance at a deal and you could possibly get it for a much more attractive price.  And of course an LOI is non-binding but what you still don't want to do is submit an offer without having ALL of your key information available to you. We've all Googled businesses and in the case of commercial real estate investors, we've Googled business names.  Some of what we Google as apartment investors are the names of apartment buildings. We'll get a mixture of search results but photos and/ or videos don't always come up unless we use the "Images" function.  With "Google My Business" you can create a FREE account for your business which will allow customer to connect with your existing business.  And what's even better is that Google has a new feature called "Google Posts" where you can post 58 characters in the title and 1,500 characters in the text in the body along with a high resolution 30 second video.  So what's the point of this? It allows you to spread awareness about events, special offers or discounts, updates, or announcements. And your posts are displayed right below your "Google My Business" listing information.  Best of all? This is a free feature. So make sure to take advantage of it!

CTW 072: Understanding the Equity Multiple

There are several ways to measure the returns of any project. Some are more accurate than others. One of the best ways is the equity multiple. In its simplest calculation, it is the total returns you receive divided by the capital invested. For example, if you receive a total of $250,000 of distributions and your initial investment was $100,000 then your equity multiple is 2.5.  It does however have a down side. TIME.  If your equity multiple is 2.5 like the example above but it takes you 10 years to achieve it, it's not the same as achieving it in 5 years.  Time is one key factor you should use when analyzing deals. CTW 068: Reversion Cap Rates in Today's Market

As a passive investor, one of the most important areas to look at when analyzing deals to invest in is the reversion cap rate, or in other words, the cap rate at exit.  If, for example, the property is being acquired at a 6% cap rate and the reversion cap rate is 6% as well, there's a good chance the sponsor(s) on that deal is being too aggressive.  In today's market and environment, it's a good idea to be conservative. I would even go further and mention it's a must. A good "rule of thumb" is to project a reversion cap rate that is a point or 1% higher than the acquisition cap rate.  If the reversion cap rate is lower than the acquisition cap rate, the sponsor is being overly aggressive and you should be extremely cautious.    Thanks for listening to the Commit to Wealth Podcast. CTW 064: MF Direct Mail

Does sending direct mail to multifamily work? Definitely. Does it work like it does with single family where you can have consistent success? Probably not. BUT it does work.  The key to it is being consistent and targeting the right type of owners. For example: you wouldn't and maybe shouldn't send direct mail to owners of large (200 units) multifamily properties because they are more sophisticated and are less likely to respond to your mail. But you should send to owners of maybe 50 units and below and most of these can be more "mom and pop" owners and more likely to respond.  Either way, NEVER send mail that starts out with "Dear ABC LLC,"! Why? Because you need to find out what their name is and start it off with a person's name.  Find out what their main concerns are and put yourself in their shoes. What would you want to be addressed in a letter that would make you feel more comfortable, thus potentially respond? As real estate investors, we learn to be opportunistic. We look for distressed sellers in distressed situations. Why? Because we usually are able to get these properties for a discounted price. Divorce, death, partnership tensions, foreclosure, natural disaster etc. You name it, these are all opportunities.  Speaking of natural disasters, opportunities will exist on the east coast due to Hurricane Michael.
