Each week, we will share interviews with top experts in holistic health, wealth, body, mind and spirit. As an integrative health coach and avid traveler, I will share my findings with you and provide insightful tips on how we can live better and longer after 40. My mom had a massive stroke at 65 in 2001 and then developed Parkinson's Disease 10 years later. My dad was diagnosed with frontal temporal dementia in 2016. After caring for them for almost 20 years, I decided that this was not how I wanted to age so I started searching for different approaches to health. What I discovered is a treasure trove of endless holistic ways to approach our health and well-being that is better for us and the planet. It is proactive instead of reactive. It is taking care of our whole being, not just treating what is causing us pain. We have to look at our relationships, stress levels, work, family life, the whole kit n kaboodle as well as our nutrition and exercise. This is whole health living. We all want to grow old, but I think we can agree that we want to grow older and retain a healthy lifestyle, independence, and a high quality of life. That lifestyle starts today. Episode 82 - Preconstruction And Resale with Taniel Chemsian
Investing in preconstruction and resale properties is risky no matter where you go, but understanding how it works, getting the right information, knowing the red flags to look for, and doing your due diligence to make sure you make the right decision is key. Presale development contracts are different from resale contracts. In most development, presale constructions can take anywhere between a year and a half to two and a half years, depending on the scale and location of the project. Additionally, for resale, the contracts are pretty standard and similar, but for presale, every developer has their contract, which is different from the others. Just as every preconstruction development takes a different timeline to complete, the payment model is also unique to every contract. However, the developers' payment is based on the milestones they make on the construction. This begins with a substantial downpayment at the signing of the contract, which can be anywhere from 20% to 35%, and the corresponding payments are paid based on the milestone they make on the construction.
