097 - BONUS EPISODE - Should We Ban Underpricing in Real Estate?
SOLD OVER ASKING. Over the past several years, this term has become a pretty useless statement in Canadian real estate. It's a strategy that works for many high demand areas - underprice a home to generate as much interest as possible and sell the home for 'over asking'. However, for a real estate agent to brag about the results of this strategy isn't something we should be promoting.
Underpricing can result in a lot of confusion - especially when a home is priced considerably lower than its value. It's not uncommon to see a home priced at $599,000 that receives 25 offers (a large majority of which are likely from buyers who don't have the budget to offer a price in line with value) and sells for $300,000 over asking. This hasn't only caused confusion but it's also caused buyers and their agents to change their search parameters to only look at properties that are priced considerably lower than a buyer's budget. It's a practice that, in our opinion, has gotten out of control and in this week's Level Up episode, we are chatting to Jinsi Tan and Matthew Myers from New South Wales Fair Trading about the rule their industry has in place to stop the practice of underpricing (or underquoting) to provide more transparency and certainty in their market.
Jinsi and Matthew talk about why the rule came into effect, how it works and the repercussions agents face should they be caught underpricing a home. It's an interesting discussion that highlights the opportunities our own industry could consider to curb a practice that has caused a lot of confusion and frustration to Canadian consumers.

070 - Mom (and dad) guilt
If you have kids and you have a job, it's likely you've felt 'mommy guilt'. You have responsibilities for work, and to fulfill them, you are forced to split your time between the job and the kids.
Even though we're home a lot more now, the distractions we face are even larger, and the ability to do our jobs effectively and at the same time feel like we are giving our kids the attention they deserve can be super hard. You've got to tone down that guilt, and level up your ability to deal with it.
In this episode, we talk about the mommy guilt, and the daddy guilt that is commonly felt, and walk through some ways that you can actually deal with it. It's not easy out there, and balancing family and a career is even harder when you're all forced to be under the same roof ALL THE TIME, but we take a step back and look at where you can cut through the guilt and actually make the most of this time.

Can you believe that April is already staring us in the face?
We are a quarter of the way into the year, and the sun is starting to shine a little brighter, the weather is getting warmer, and hopefully the same can be said for your progress to this point on your annual goals.
Levelling up your 2021 becomes considerably easier when you know what you are trying to accomplish. If you've been with us for a while, you've gone through the annual plan for yourself (if not, see the bottom of the show notes for a recap of how you can put your annual plan together).
Creating a plan is only one part of the battle. Executing and evaluating your are the crucial steps you need to take to bring your plan to life. You have goals, where are you at on the road to achieving them? What have you been doing, and how has it been working?
The quarter point is the first opportunity we take to really dive in to a progress report, so all of the tactics that have been in place for the year can be put into context against the bigger plan. In this episode, we talk about how you can give yourself a little quarterly check up - and also reinforce that it isn't too later to get your plan in place if you haven't yet made one (you don't have to wait until next year!!).
