Opt Out of Life with Nate Broughton

In this episode, I talk to Nathaniel Broughton. He specialized in online marketing and private investments in the Southern California region. He is married to Kristi, and they live in San Diego, CA, with our two sons. Nate enjoys the work hard play hard lifestyle, and in between his trips to the beach, you'll find the family globetrotting during their downtime. Nate and I chat about his involvement with large businesses in the 7, 8 and 9 figure range and two of his own service and commission-driven businesses. Nate "fell into an entrepreneurial company which offered him a job" in San Diego when he was 18 in 2001. He worked to grow the business until four years later when they sold the business. Nate considers this experience his "trial by fire in college" and how he learned online marketing and generating sales online. I dig into how Nate stayed in his career and his "why" for working in the online sales industry and how Nate embraced the "opt out" Life. Having the freedom of time and place was the heyday in Nate's mind. He was around in the golden era of online income, no matter where you are in the world. Nate decided to stay in San Diego as this is a hotbed of opportunity for making money online. When he planted his flag, he decided to start a business connection group, hosting dinner for the first SoCal.ly group. He hosted the dinner every quarter to invite his connections to the network. He currently has 400 business owners to come to his event. Opt Out Life, a movement started by Nate, resonates with many people. Nate tells stories of his tribe who has followed this trend and how they make Opt-Out Life work in their lifestyle. Income, Life, and time are three essential aspects of Opt Out Life. There are often bold decisions along the path created by those in Opt Out Life. Have the courage and curiosity to find a different way of Life. Nate talks about mindset shifts and experiences in his personal and professional career, which has given him growth. One of his current priorities is to be present for his children, walking them to school and being at their games and activities. He and his wife enjoy extensively traveling with their kids regularly. The One Thing

In this episode, I chat about our mastermind, Tribe Denver, and takeaways from our tribe gathering. In addition to our mastermind, I visited HPF High Performance Forum from Darren Hardy. Give 10%, spend 10% on yourself, and invest 10% of your income on yourself. I decided to attend the HPF as part of investing 10% in myself. I talk about my experience with my strategic coach. One important lesson I’ve learned is that we are all good at different things. My superpower is being able to come up with a bunch of ideas. Gaining new capabilities is better than earning cash, which is one of the reasons I’m investing in myself to learn more and gain more capabilities. To make more money, you have to work less - you have to do fewer things. Constantly being busy leaves you no time to transform, to go deeper with empathy, or to be more patient. Be a business with a mission, not a mission with a business. I dig into how I’ve paired down my books to only 25 books, as I’m keeping only the books that have had a significant impact on my life. I revisited my “one thing” after rereading The One Thing again and realized there are multiple “one things.” Even though they don’t directly impact my business, they affect you, which impacts your business. I’ve focused on my state of being, and recently read “Top five regrets of the Dying” study, and four of the five regrets, as I interpret them, are about honoring your true self.  There are three categories to have your “one thing.” My spiritual one thing is to meditate. Physical one thing is to strength train daily. A mental game for me is focusing on learning instead of watching TV on the weekend. Marriage with words of affirmation to my wife everyday. From the darkness to the light: A Talk with Rob Coldwell

On this episode, I want to talk about purchasing commercial space. Rob and I sit down and discuss how you can buy retail space in an opportunity zone. These are areas which have been designated by the federal government which is ripe for redevelopment. Rob recently purchased a commercial property, and while he was researching real estate to purchase, he discovered the opportunity zone.  Rob lucked out as the building he bought was in an opportunity zone. With his building, he doesn’t pay tax on the appreciation if he owns the building for 10 years. These properties fall under the 1031 Tax Exchange. We talk about how Rob is using economic occupancy toward a specific goal. One item which isn’t covered by economic occupancy is maintenance costs. Rob always invests with partners, not necessarily with a long-term plan. Finding the deal flow matters. Rob and I discuss how he breaks down his share in the company and what is his company worth long-term.   Who is the person who is the escalation point in your company? Your team must have a vested interest in your business. Rob says he likes the “bricks and sticks” of business. He also subscribes to “Vision through purposeful action” which encompasses a challenge which Rob chats about on this episode. We dig into the mind, how our mind and the voices in our mind can create havoc for us. Rob and I talk about making peace with the thoughts in our mind and how we can apply the process of acceptance to many of the troubling thoughts in our head. The Secret Weapon in Business: WHY

I’ve read it before, but the other day I was going through my Audible account and saw Start With Why by Simon Sinek, and after listening to the first couple of hours, I was inspired.  In the book, Simon talks about how people don’t buy what you do, they buy why you do it. This struck home for me as I reflected on the different shapes my business has taken over the years. Throughout this episode, I chat about my “why’s” and the “why’s” of the people I work with and how they’ve impacted my business. I also tell a couple of stories about different organizations I’ve been involved with and how their why’s have touched my life. Knowing your “why” is what allows you to build deep relationships with your clients. Think about that for a moment. What are you selling to your clients? Are you selling them features? Because selling features is the wrong approach to building a lasting business. Building and nurturing relationships are the ways to create a strong and meaningful foundation and you why is the basis of that relationship. Today, my show, 10 Things I Believe will give you a brain dump on what I believe in and what I can put my flag on. Recently, I have thought about my beliefs and how other views resonate with me, but I haven't clearly set them all in my podcast. In this episode, I talk about my 10 Things I Believe, including my beliefs that may not be mainstream. I know my nature tells me what I need to do in life, including being present and reconnecting to the universe. Space is the ultimate time hack and what happens when I create space. Co-creation, nine times out of ten, has another creation come out of the one I created with another person. I also chat about how saying the word "creativity" is used as a tool and get me excited about doing an activity if I can see it as creative. I talk about how our world has become very transactional and transformative people in this world are the ones that will really stand out. I like to keep things as simple as possible, for example, I have three crucial results for the week and three for each day. Creating space and presence for the activities you enjoy while you are an entrepreneur is essential to put yourself to the forefront of your life. Put your flag in the sand where you are. Being a Hero

Today I will explain why I had to take a bit of a break from the show. You, my listeners, are very important to me. We are also going to talk about determining who we are going to help, my “Hero Squad” and how I can assist them and spend time thinking about them. We can’t be everything to everybody, and we can impact the world more through assisting. In this episode, I talk about my hero list, who my heroes are, and how I can spend more time with my heroes by taking time away from other items on my list. Not getting more done, but making the time I necessary which I need for essential people. Staying true to my stop working time. I also chat about what real wealth encompasses, which is not just making money with your business. Why you should create your business around your lifestyle, not your lifestyle around your business. Common “enemies” to your lifestyle or business and how you can bond with others who have the same enemies to overcome that negative space. Cut through the noise to focus on the critical factors. Creating an Unstoppable Culture w/ Mike Schraepfer

Mike Schraepfer is a super savvy broker, owner, and investor from Minnesota. We connected by chance on Facebook, and I was intrigued by his ideas on investing in real estate with a team. I’m happy to say that he’s willing to share that information with everyone in today’s episode, so don’t miss this one! As he explains today, Mike started out “backwards” by being an investor first when he was 18. He then got into renovation and construction, and backed into property management from there. He started on the MLS, he explains, and started off with college rentals since he was a student and that was the market he understood. Now, he personally owns over 125 homes, and the entire portfolio averages over a 10% cap rate. When Mike wanted to keep the best talent at his company, his first thought was that he wanted to help his staff invest in properties too. This would both help them financially and encourage them to keep working with Mike. He created an investment class for them, as well as a system to take away some of the financial barriers to investing in property. In our conversation, Mike explains this 9-unit class and how it works. He’ll talk about how he works on finding a property to buy as part of the class, as well as what happens next once he’s found the property. His goal, he explains, is to take his students through all the motions so they overcome the barrier and realize that buying a property is simpler than they might think. 7 Threats To My Bigger Future

I recently did an exercise that had a big impact on me, and I’m going to break it down for you today. We talk a lot in this podcast about building bigger futures and staying on track, but less time thinking about the threats to those futures. And that’s the exercise I did: I sat down and figured out the biggest threats to my bigger future. It was definitely powerful, and I strongly recommend that you do this exercise for yourself. My list ended up having seven items, but you might come up with more or fewer. I’ll list mine here to help you start, but don’t feel constrained by these! Without further ado, here are mine: Small goals/small vision. Thanks to this exercise, I was able to go bigger on my vision! Too much “how”ing. Not staying in unique ability. Basing decisions on what others might think. Not putting enough focus into key relationships. Not investing enough money in the business. Not investing enough money in myself. Like I mentioned, this was a really eye-opening exercise for me. I think once you listen to this episode and understand what I mean by each of these threats, you’ll see how powerful this exercise can be and the value that it can add to your business too. Help your team buy real estate with an Employee Fund- Talking w/ Jake Durtschi

He owns a property management company in Idaho, and I was blown away and inspired to learn his take on things and how he manages his team and his business. As you’ll learn today, Jake runs an employee fund that helps his team to buy real estate or become part owner in a real estate investment. He found that it was challenging to have his team really understand what it’s like to be an investor, and struggled with the empathy gap. He also wanted to help his team members create some passive revenue. This employee fund achieves both. Jake’s company gives annual profit-sharing, and the profit share that each employee receives gets matched in the employee fund. With that money, they’re able to buy equity in the company, so their equity amount increases each year. This helps them financially while also developing that empathy for investors that Jake finds so important. A Book That Changed My Life: The Untethered Soul

Talking to Brandon Hall-The Real Estate CPA

I found him on a Google search, and was super impressed with his website. Within a few months of working after college, Brandon realized he wasn’t a good fit for the corporate world. In his efforts to find a way out, he bought a three-unit property, but realized it would take another decade or more of building a real estate portfolio to have enough money to exit the corporate world. Instead, he shifted gears and decided to start a business. He started scaling a CPA firm, which eventually allowed him to leave his job in a bit under three years.. He now has 12 full-time employees in his virtual firm, and has real estate clients in every state. Like property management, CPAs have traditionally worked in brick-and-mortar settings, and it’s fascinating to hear Brandon’s perspective on running a fully virtual company. When I recently took a month off after my son was born, almost everything went really smoothly. The one hitch was that I started getting worried about the money and financial controls. I wish NARPM provided more information on financially protecting yourself, and I hope that in the future they do! For now, though, this conversation with Bob should help. Strategies for Reducing Churn

Today, I’ll tell you about what my break entailed, what it did for my business, what I’ve been up to, one of my key goals in 2019, and a strategy I’ll employ to achieve it. You may know that I took the month of December off to be with my newborn son, Miles. I also took advice from my friend Clint Collins who recommended taking 30 days off to radically change your business. After all, your employees need to learn to function without you! When I got back, I had so much more clarity. This was easily the longest time I’ve ever taken off. When I got back to the office, you’ll never guess what happened. My team told me that not only had we added more doors, but we had hired two employees and restructured the company. Isn’t that incredible? When I wasn’t present to oversee everything, my team genuinely stepped up and made things happen. This lets me trust them to run these things while I focus on the bigger vision of the company. As you might have guessed, I definitely recommend taking a month off. It honestly changed my life, and I believe it can change yours too. Another recommendation I’d like to make today is to reduce your churn! After all, keeping doors you already have may be easier than adding new doors. This also means taking clients who are the right fit, not every potential client who you interact with. Best of October- Steve's Wins and Learns

On a work note, when that happens, I’m going to take a full month off with no contact with my office (unless, of course, there’s a major catastrophe). If you tuned in last month, you learned that I’m going to be recording a Wins and Learns episode each month. Today, you’ll hear my wins and learns for October 2018! I’ll share some things I learned, wins I had, and things that I could have done better during the last month. One of our wins for the month is that all of us in the office have been reading The Millionaire Real Estate Investor by Gary Keller. We’re also all doing the Unique Ability test. Once everyone is done with both, we’ll come together as a team and figure out our bigger-picture plan for moving forward. I’ve also been reading The Dichotomy of Leadership by Jocko Willink and Leif Babin, and love the concept that the goal of all leaders should be to work themselves out of a job.Another win is that I took two team members to NARPM annual convention. I’m excited to introduce today’s guest, Shannon Waller with Strategic Coach. She’s a big reason that Strategic Coach is where it is today, and she works very closely with Dan Sullivan since 1991. She’s overflowing with information about the program, as well as for entrepreneurs in general, and I can’t wait for her to share her wisdom with you in this episode! Shannon points out that she realized at one point that she was “excellent, but not unique” at sales. She went back to school, where she took a course in training and design. As a result, she came up with an idea for a program for the team members of their clients. This was the genesis for the Strategic Coach team programs. Steve's Wins and Losses For August 2018

I have a brand new segment that I’ve decided to do. We learn from each other’s real-world experiences, so I’ll give you my experience each month in this segment, Wins and Losses. I’ll go over things that go well, and things that could have gone better. I hope you’ll learn from both! Let’s dive right in with my wins from August. Positive focus! At the beginning of our meetings, we go over personal and business bests. Several of my team members have pointed out that they love our positive focus strategy, and have even brought it into their personal lives. We redid our sales process with the help of Jeremy Pound from Juicy Results. Tune into the episode to hear the details, which you may be able to apply to your own business! Performance reviews. We learned that a couple of our employees were burned out, and one of them wanted to transition into a different role. Blogging. I hired a writer to help us blog and implement new marketing systems in our company. I launched my new album, 26Black! We brought on a big owner through our content and positioning on our website. I’ve been using a leadership wheel to focus on one specific aspect each month. My wife and I picked a name for our son, who will be born in November: Miles! I’m loving my stand-up desk. Operating under the karmic law of giving what you want to get.   Pretty great, right? Of course, it’s never completely smooth sailing, so let’s move onto the losses. I’m hoping you can learn from these so you don’t have to experience them yourself! I learned the hard way not to delegate one-star reviews. We implemented the wrong kind of “rocks,” or quarterly goals. Tune in to hear what was wrong with them, and what we’ll do better going forward. Our bonus plan just isn’t working. Instead, we’ll be doing a new profit-sharing system. Steve's daily game plan for productivity

Today’s episode is designed to help you live the good life. I’ll do that by exploring how I plan my day, and some of the powerful productivity hacks that I’ve learned along the way. Planning is the key to success, but it’s easy to make poor choices and just do whatever ends up in front of you, instead of actively planning to be as effective as possible. I use a blend of questions and tools that I’ve picked up over the years to help me decide what I’ll do each day. First, you need a daily game plan. Second, I start my day off right. For me, this means a Bible reading, a 20-minute meditation session, and some proactive gratitude. Third, I pick a question. I realized about a year ago that answers are less important than questions, so I created a list of questions I’ve come across and ask myself a new one each morning. After my question, my next step is to plan the day. I make sure that each day has time for music/creativity, mind and/or body, and interpersonal relationships. Next, I create the power list. Talking Strategic Coach with Clint Collins

Today's guest is none other than Steve Rozenberg. He is co-owner of Empire Industries, a property management company out of Houston, Texas that is just killing it right now. And I'm really excited to speak to Steve, obviously because he has a lot of experience and some cool insight. But he's also big into personal development and mindset, which is what I'm really into as well.  "I got into this property management, I would say kind of backwards. I never really wanted to be involved in property management, or in real estate, or speaking or any of these things, or business owner for that matter. My background is I'm an airline pilot. I got into this because of 9/11. Being a pilot during 9/11 and having companies kind of crash around you. But having things happen around you, that were out of your control, meaning companies going bankrupt, peoples pensions getting wiped out. Just things happening that ... It's one thing to talk about it, it's another thing when it's actually happening around you. When I say happening around you, literally within days of 9/11 happening, I saw companies that were around for 50, 60 years just basically shut their doors. "I was actually the most vulnerable at that time because I was so specific in a job. By me learning to be a pilot, flying and doing all those things, that's great as long as that still exists. When it doesn't exist, you're really SOL and you've got no one, nothing to do when airplanes may not fly again. No one ever knew after the days of 9/11 what was going to happen. It's a very scary feeling to think, man, what could I do? I wasn't even qualified to drive a truck. Because I didn't have the commercial license qualification. I'm thinking, man, I could fly a 100 million dollar airplane around the world, but I can't even get a job as a truck driver.  "So I started buying some properties and flipping some houses and ended up owning an apartment complex with Pete, my business partner. And with that, we ended up selling the complex and started buying a bunch of houses. Typical story, we bought a bunch of low end crappy homes on paper they were supposed to be great, but the reality was that they were not. So what happened was, is that low income, high cash flow never evolved, but yet we were stuck with maybe 30 or 40 bad deals. We couldn't get anybody to manage our properties. So what happened was as we were trying to get a handle on these properties and nobody would manage them. We basically had to turn around and say,'Okay, how do we do this?' The way that we do it is by basically creating a structure to manage them myself."
